All of our residential valuation reports are delivered in English and can be accompanied by a translation if required. Our valuation reports are signed off by an RICS Registered Valuer. Residential valuations are requested for a range of purposes. The most usual include Expert Witness Reports, Pre-purchase Market Valuation Reports, Probate Valuation Reports and Asset Valuations for Financial Reporting.

Stan Dickens, FRICS, is an English speaking Chartered Surveyor based in Spain. Stan is an RICS Registered Valuer, highly experienced in the valuation of residential and commercial investment property, and is able to provide clients with expert valuation advice across the residential and commercial investment property sectors in Spain, Portugal and Italy.

Our aim is to provide clients with professional advice in a prompt and efficient manner that goes much further than simply reporting a value. We work closely with solicitors and accountants to provide professional property valuations and appraisals to a wide range of clients.

MATRIMONIAL VALUATIONS / EXPERT WITNESS REPORTS

Although we prepare Expert Witness Reports for a variety of reasons the most common one is for divorce purposes.

An unbiased matrimonial valuation report is essential if divorcees can’t agree on the market value of their jointly owned real estate assets, usually their home, and sometimes a second home abroad. In these circumstances a valuation from a RICS registered valuer can help since it will provide an informed opinion of market value on which to arrive at an agreement. Furthermore, when the parties can’t agree, an expert witness report will be required by a judge to decide how to distribute the assets in accordance with the law.

INSTRUCTIONS

In most cases, the divorcees will jointly instruct us to provide them with an accurate property valuation. It is possible however for us to work for one party only, although we must remain impartial and cannot favour either of the parties.
