WHY GET A PROPERTY SURVEY?

For most people, buying a first or second home, will be amongst the biggest financial decisions they will ever make in their lives. If you are about to purchase a villa, house or apartment it’s important that you understand its true condition in order to avoid making a costly mistake or getting landed with a potentially expensive repair bill in the future.

A pre-purchase property survey will inform you about any defects and potential legal issues. If nothing major is found you will be able to go forward with the transaction in confidence. However, if defects are uncovered you will be able to choose whether to abandon the purchase or use the report to negotiate a price reduction. As a minimum, armed with a survey report, you will go into the transaction with your eyes open.

WHAT TYPE OF SURVEY DO I NEED?

1. BUILDING SURVEY

This is the highest level of survey we provide. Although a Building Survey can be undertaken on any property it is best suited to more sizeable, elaborate and older properties. It involves an in-depth inspection of all accessible areas. This type of survey is customisable to the needs of the client and includes a description of how the property is built and usually a minimum of 20 photographs. The report will include advice on significant risks, defects, likely origin, and necessary maintenance and repairs. It also includes comment on any potential legal issues.

Since a Building Survey takes longer to carry out and involves a more detailed report, it requires a higher level of expertise, and is therefore more costly. A building survey is normally delivered within six working days of the inspection.

2. CONDITION SURVEY

This is our intermediate level of survey and is suitable for a broad range of properties, but not large villas or homes in a poor state of repair. It involves a comprehensive inspection of the property but will take slightly less time than a Building Survey.

The survey report provides advice on any serious defects, significant risks and potential legal issues. Whilst Condition Surveys are not specifically designed for older buildings, we do have sufficient expertise to carry them out on small and medium sized older buildings when appropriate. A Condition Survey is a medium cost service and the report is normally delivered within five working days.

3. WALK ROUND SURVEY

A Walk Round Survey involves a visual inspection of the property by the surveyor with the buyer(s) in attendance. During the Walk Round the surveyor will comment on any serious defects, significant risks and potential legal issues and the buyer can take notes. Broad advice on repairs and maintenance issues will be given.

A Walk Round Survey is the most economical option we provide and does not include a written report. Many surveyors do not accept Walk Round Survey instructions, and we only provide them under certain conditions.
